MILLBRAE HOUSE
This 1948 three-bedroom house was in need of a complete renovation; we converted the ranch style home into a craftsman style home.
We removed the old carpets and vinyl flooring, and installed African pongo pongo hardwood on all flooring areas in the entire home. All new doors, jambs base boards and crown moldings now reflect the new craftsman look. We removed the old heater system and installed a new central heating system. All new copper piping was added to replace the old cast iron. The electrical and lighting system was replaced and updated to code.
To add to the open space feeling, we removed some internal walls between the dinning room and front room. We also added 75 square feet to the dining area. For more ceiling height, we elevated the ceilings at the entry, front room and dinning room. To establish more inviting living room space, we built a marble hearth and a new custom walnut wood fireplace mantel, as well as a surround sound system that integrates audio and visual that reside above the fireplace. The kitchen received custom cabinets, granite counter tops and a full tile back splash. To complete it, we add new appliances. The master bedroom also received a visual integrated flat screen system. The 2.5 bathrooms were revamped to the craftsman style. The entire interior was painted with new coats of paint.
With the exterior, we added a 5" cedar shingle siding to the exterior wall areas that face the street sides and applied a natural clear stain. New Milgard windows replaced all the old ones around the house. We also added a new layer of stucco to even out the old walls. We overhauled and connected the entire exterior storm drainage system that surrounds the entire property, and applied stamped concrete for the house entry and porch areas to create that craftsman feel. The front yard received new landscaping work and the backyard a new deck and fence, which surrounds the complete rear of the house. All walkway entries received a new solar lighting system. With the foundation, we bolted it down to secure for any earthquakes that may occur. We finished the exterior with new coats of paint.
